Sobha OneWorld is planned as a township where homes, shops and offices share the same 48 acres, so its amenities matter more than they would in a single building. Amenities are what you use every day: the park in the morning, the play area after school, the clubhouse on weekends. Sobha handles much of its construction in-house, and many buyers look at that when they compare projects. Before you get impressed by a long list, ask the sales team which amenities are in the first phase and which come later. Also ask for the dates in writing. A list on paper is useful, but a delivery date tells you what you will actually get.

The township plans green pockets, landscaped gardens and calm outdoor spaces, along with recreation zones for different age groups. In a project with 3,484 homes, open space is not a luxury. It decides whether the place feels comfortable or crowded. When you see the master plan, find out how much land is actually kept open and where those spaces are in relation to your wing. A garden next to your home and a garden at the far end of the township are two very different things. Also ask who will look after the landscaping once residents move in.

Along with the residential wings, the plan includes a retail block (G+1) and a commercial office block (G+4). The retail block is planned to have daily-need stores, cafés and service outlets, and the commercial block is meant for offices. For a family, this can mean buying groceries or having a coffee without leaving the township. The catch is timing. Shops and offices may be completed on a different schedule from the homes, so ask when each block is expected to open and get that in writing. Also check where the commercial entrance is, so that office traffic stays separate from your home gate.

For an active routine, Sobha OneWorld plans jogging tracks, cycling paths, yoga and meditation zones, and fitness areas. Children are covered too, with play areas, sports courts and recreational parks. These sound good in any brochure, so ask for details. How long is the jogging track? Is it inside the township or along its edge? Are the sports courts for specific games, and are they open to all residents? Visit in the morning and evening when you see the site, because that is when these spaces are used the most.

The clubhouse is planned as the centre of community life, with indoor sports, fitness zones, co-working areas, party halls, yoga decks and reading corners. If you work from home, the co-working area could be useful, so ask about seating, internet and timings. If you plan to host family events, ask whether the party halls can be booked and what it costs. Ask also whether club membership is included in the price or charged separately. It is easy to miss these charges at the time of booking.

The security plan includes gated and access-controlled entry, CCTV monitoring, fire safety systems and power backup. For families with children and older parents, these basics matter more than any luxury feature. Ask a few direct questions. Who is allowed in, and how are visitors checked? Which areas are covered by CCTV, and who watches the feed? What does the power backup cover: only lifts and common areas, or your home as well? The answers will tell you how seriously safety has been planned.

All of this is planned across 48 acres. That is a large area, so check how far the amenities are from your wing. A clubhouse that is a short walk away gets used often. One that needs a drive across the township may not. Ask for the distance on the master plan.
